The most sought-after streets in recent months to buy a luxury home in Barcelona have registered average prices between 4,000 euros / sqm and 10,000 € / sqm. Buyers have concentrated their preferences on ten streets that we consider the ‘top ten’ trendiest addresses in Barcelona.
With a price of 10,000 euros / sqm, Pau Casals is one of the most sought after streets in Turó Park. In Sarrià-Sant Gervasi, where 80% of purchases are national and 20% international clients, the properties in Pau Alcover have an average price of 7,500 euros / sqm.
In addition, the neighborhoods of Eixample, Les Corts and Ciutat Vella remain the preferred residential areas of the company’s customers, as well as the most emblematic mansions in places like Passeig de Gracia and Rambla Catalunya.
Ciutat Vella is one of the most expensive neighborhoods in Barcelona, with an average property price of 6,000 euros / sqm. The great advantage of this neighborhood, where 70% of purchases are made by foreigners, is its location in the heart of the city and its proximity to the beach. Another popular neighborhood is Passeig Borbó, which has good transport links and is very popular with expats.
Plaça Concòrdia is the new trendy street in Les Corts, with an average price of 5,700 euros/sqm. Located in the heart of the neighborhood, it is a quiet and family-friendly area, much appreciated by both local and international clients.
In the same price range is Verdi (€5,500/sqm), considered one of the city’s leading bohemian neighborhoods. With the best amenities and services, especially gastronomic and cultural, it maintains its identity as a socially cohesive city.
Calle Vallespir in Sants-Montjuïc and Rambla Poblenou are two of the most popular streets in Barcelona.
In major Spanish cities in general, and in Barcelona in particular, there is a great demand for new construction that the scarce supply cannot satisfy. This is the main reason for the rise in prices for new buildings, which continue to be a major attraction for investors.
The average price of a newly built house in Barcelona is 595,000 euros, with an average price per square meter of 8,700 euros. Demand has increased in the outskirts of the city, such as Badalona, L’hospitalet, Vallès and Baix Llobregat. Other neighborhoods in high demand by buyers are Ciutat Vella and Gràcia.
Buyers of new construction and extensively renovated properties in Barcelona are divided between Spaniards and foreigners, according to the city’s real estate office. It is expected that in the next three years the percentage of sales of new buildings in Barcelona will increase from the current 9% to 20%.
